A mortgage fund is a managed investment Fund where investor capital is used to provide mortgage loans to borrowers. These loans are generally secured by Australian real estate owned by the borrower. A 'First' Mortgage Fund specifically invests in opportunities secured by first-ranking, registered mortgages on Australian real estate, making it one of the most conservative types of Mortgage Funds.
First mortgage investments are generally considered to be relatively safe and secure. For instance, if a loan of $650,000 is secured by real estate independently valued at $1,000,000, resulting in a "loan-to-value" (LVR) ratio of 65%, the lender can take necessary actions to recover the amount owed in the event of borrower default. This may include taking possession of and selling the real estate to recover the funds.
